ARV

Determining a realistic value is truly foundational to the financial outcome of the project. Coming to this number is a bit of a judgment call, but it should be based on facts. In this service, we consider what homes in the area have sold for in the recent past, the condition of the neighborhood, how this property fits in the neighborhood, access to transportation, proximity to retail stores, restaurants, entertainment, schools, and employment hubs. All key factors to determining the ARV. The weighting of these factors is related to the target demographic of the prospective future buyer that will consume the results of the project, such as whether the home will be sold to first-time home buyers, families in need to upsize, families in need of downsizing, long-term lease, or short-term rental. All of these are considerations in determining an accurate ARV. Through this service, we provide you insight in these factors.

Repair Estimate Review

While ARV is the starting point in determining an offer price, generally the second number is the repair estimate. With this service, we consider the repairs needed to reach the ARV by utilizing the information from many projects that have been itemized and normalized to consistently estimate the cost of the work to be completed. This estimate is considered a wholesale value, one that a contractor may provide based on repeat business.  This is often considerably lower than retail pricing that contractor’s normally provide to homeowners that cannot provide a steady stream of projects.  This service is intended to provide an estimate, as actual cost can only be provided directly from your contractors. Knowing a target number in advance for the work to be done is very useful, should any additional negotiations be needed with your contractor.

Renovation project management can be a complex prospect that requires a unique combination of technical management skills and the ability to coordinate and collaborate effectively with others. Effective project management is a critical aspect of overall project performance, as project managers make hundreds of decisions that directly impact the project schedule and budget.
